October 2025. London, and a recognition that a lack of viability is directly linked to delivery.

The Mayor of London is now reducing the affordable housing target. It will then be lower than many other locations, that have lower prices than London.
So many schemes are now unviable it is no surprise that completions are as low as they are. It remains our view that viability has worsened in recent years, as a result of growing demands to fund everything from development.

Now is the time to consider challenging those demands if housing is to be delivered again.
